Meet Robert Derkrikorian, Owner

Robert has more than 10 years of hands on experience in exterior cleaning. He started out working on other crews, where he saw how often siding, paint, and roofs were damaged by too much pressure. He also saw homeowners get stuck with cheap quotes that skipped steps and left stripes, dead plants, or stripped paint behind. In 2019, he started Derkrikorian Exterior Cleaning to do the job the right way, one surface at a time.

Robert still walks most properties himself before a quote goes out. He trains every crew member on soft wash mixes, surface testing, and plant protection before they work on a customer's home. Why We Do It Differently

Most damage we see on Austin homes comes from one mistake: using high pressure on surfaces that cannot handle it. Stucco chips, Hardie board soaks up water, limestone etches, and asphalt shingles lose their protective granules. That is why we soft wash siding, stone, and roofs at low pressure and save high pressure for concrete. It takes more knowledge and the right equipment, but it protects your home.

We also test before we clean. On older homes, dark siding, or delicate stone, we treat a small hidden spot first and show you the result. If a stain will not come out completely, like deep old oil on concrete, we tell you before we start. You will never pay for a promise we cannot keep.

We wet your plants and grass before and after cleaning, cover outlets and cameras, and move light furniture. We keep dirty runoff out of pools, flower beds, and storm drains. When we leave, your property should look better than we found it in every way.

Clear Communication

We confirm your appointment the day before and text you when the crew is on the way. If weather changes the plan, we call you and reschedule at no charge. When the job is done, you get before and after photos, even if you were not home.

Work We Stand Behind

If we miss a spot, we come back and fix it for free within seven days. You do not need to argue or file a claim. Just send us a photo and we will schedule the reclean.

Our Crew and Training

Every crew member is background checked and trained by Robert before working on a customer's property. Training covers soft wash chemistry, safe mixing ratios, surface identification, and ladder and roof safety. Our crews wear respirators when working with cleaning solutions and use fall protection on roofs. They arrive in marked trucks and company shirts, so you always know who is on your property.

Insurance and Credentials

Derkrikorian Exterior Cleaning carries $2 million in general liability insurance, including care, custody, and control coverage. That coverage protects the property we are working on, not just third parties. We are happy to send a certificate of insurance before your job, and we recommend asking any company you hire for the same. Our office is at 5555 N. Lamar Blvd, Bldg C, in the heart of Central Austin. We know how Austin's humidity grows algae on north walls and how cedar and oak pollen coat patios every winter and spring.
