These terms apply to your use of the Derkrikorian Exterior Cleaning website and to the exterior cleaning services we provide. By using our website or booking a service, you agree to these terms. If you do not agree, please do not use our website or services.
Quotes and Pricing
Every quote we give is in writing and lists the surfaces, methods, and total price, including tax. Quotes are valid for 30 days. Prices on our website are typical ranges and starting prices, not final quotes. If we find conditions on the job that were not visible in photos or during the estimate, we will stop and talk with you before doing any extra work or changing the price.
Scheduling, Rescheduling, and Weather
We confirm appointments the day before by text or phone. If you need to reschedule, please give us at least 24 hours notice. We may reschedule because of heavy rain, lightning, high wind, extreme heat, or water restrictions, and we will not charge you for weather related changes.
Your Responsibilities
To help us do the job safely and well, please:
- Give us access to an outdoor water spigot and the areas to be cleaned.
- Close all windows and doors, and move cars away from the house.
- Keep pets and children inside while we work.
- Tell us about leaks, loose siding, damaged windows or seals, electrical issues, or anything fragile before we start.
- Make sure we have permission to clean any area that belongs to someone else, such as a neighbor's side of a fence.
Pre Existing Conditions
Cleaning can reveal or affect problems that already exist. We are not responsible for damage caused by pre existing conditions, including loose or peeling paint, oxidized siding, failing window seals, cracked or loose stucco, damaged or loose shingles, rotted wood, missing mortar, and faulty caulking. When we see these conditions during the estimate or before cleaning, we will point them out to you.
Results
We do our best to remove dirt, algae, mildew, and stains, but some stains cannot be fully removed. Old oil, deep rust, hard water deposits, and stains in porous stone may only lighten. We will tell you what to expect before we start. Results such as how long a surface stays clean depend on weather, shade, and other conditions outside our control.
Our Reclean Guarantee
If we miss a spot on an area we cleaned, contact us within seven days of the service with a photo, and we will come back and clean it again at no charge. This guarantee covers our workmanship, not pre existing conditions, new dirt or growth, or stains we told you might not come out.
Damage Claims
We carry general liability insurance. If you believe something was damaged during our work, please tell us within 48 hours and send photos. We will inspect the issue and work with you to resolve it fairly, which may include repair, replacement, or an insurance claim.
Payment
Payment is due when the work is complete, unless a different arrangement is agreed in writing. We accept [payment methods, such as credit and debit cards, bank transfer, and checks]. Commercial and HOA customers may be invoiced with payment terms stated on the invoice. Unpaid balances may be subject to a late fee of [amount] after [number] days.
Cancellations
You may cancel a scheduled service at no charge with at least 24 hours notice. For cancellations with less notice, or if we arrive and cannot access the property, we may charge a trip fee of [amount]. Recurring plans may be canceled with [number] days written notice.
Photos of Our Work
We take before and after photos of our work for quality records. With your permission, we may use these photos in our marketing, without your name or street address. You can ask us not to use photos of your property at any time.

The content on our website is for general information only and is not professional, legal, or engineering advice. Prices, schedules, and services may change without notice. All text, photos, and graphics on this site belong to Derkrikorian Exterior Cleaning or are used with permission, and may not be copied without our consent. Our website links to other sites we do not control, and we are not responsible for their content.
Limitation of Liability
To the fullest extent allowed by law, our total liability for any claim related to our services is limited to the amount you paid for the service involved, except where our insurance covers the claim. We are not liable for indirect or consequential losses, such as lost time or loss of use.
Governing Law
These terms are governed by the laws of the State of Texas. Any dispute will be handled in the courts of Travis County, Texas, unless the law requires otherwise.
Changes to These Terms
We may update these terms from time to time. The effective date at the top of this page shows when they were last changed. The terms in effect when you book a service apply to that service.
