Our Pressure Washing Process and Safety Standards
Every job at Derkrikorian Exterior Cleaning follows the same six steps, from your first call to the final photos. We check each surface, test before we clean, protect your plants and property, and use the lowest pressure that gets the job done. Our crews follow OSHA safety rules and Austin water rules on every property. Here is exactly what happens when you book with us, so there are no surprises.
Our Process From First Call to Final Photo
Step 1: Free Estimate
Call or text (737) 344-9565, or send photos through our contact form. For smaller jobs like a single driveway, photos are usually enough for an accurate quote. For whole house washes, roofs, and commercial properties, Robert or a crew lead walks the property with you. We measure surfaces, look for problem areas, and ask what matters most to you.
Step 2: Surface Check and Test Spot
Before we choose a method, we identify every surface: siding type, stone, stucco, paint, roofing, and concrete. We look for loose paint, cracked caulk, failing seals, and oxidized siding, and we point out anything that could react badly to cleaning. On older homes, dark siding, or delicate stone, we clean a small hidden test spot first. You see the result before we treat the whole house.
Step 3: Written Quote and Scheduling
Your written quote lists every surface, the method for each, the price, and the time we expect the job to take. Once you approve it, we pick a date that fits your schedule. The day before, we check the weather and confirm your appointment by text. We also check the current Austin Water drought stage so the job stays within city rules.
Step 4: Property Prep
When we arrive, we walk the property one more time and point out anything we noticed. Then we wet down plants and grass, cover outlets, light fixtures, and cameras, and close off areas near pools or ponds. We ask that windows stay closed, cars move away from the house, and pets stay inside. Prep usually takes 15 to 30 minutes, and it is the step most cheap crews skip.
Step 5: Cleaning
Siding, stucco, stone, and roofs get a soft wash: a cleaning solution applied at low pressure, left to work for a few minutes, then rinsed gently. We never let the solution dry on a surface, which is why summer jobs start early in the morning. Concrete, pavers, and flatwork get pressure washing with a spinning surface cleaner for an even finish. After cleaning, we treat concrete again so dark lines and stripes do not show up days later.
Step 6: Final Rinse, Walkthrough, and Photos
We rinse every plant, bed, and hard surface a final time when the cleaning is done. Then we walk the property with you, or on our own if you are away, and check every surface we cleaned. You get before and after photos by text. If we missed anything, we come back and fix it free within seven days.
What Cleaning Solutions Do We Use?
Our main soft wash solution is diluted sodium hypochlorite, the same active ingredient in household bleach, mixed with a surfactant that helps it cling to walls. It kills algae, mildew, and lichen at the root instead of just knocking off the top layer. For house washes, we dilute it to a low strength that is safe for siding, paint, and stone when rinsed properly. For roofs, we follow the guidance of the Asphalt Roofing Manufacturers Association, which recommends a bleach and water solution with a low pressure rinse instead of high pressure washing.
We adjust the mix for each surface and how dirty it is. Heavy algae on a north wall needs a stronger mix than light dust on the south side. For rust, oil, and mineral stains on concrete, we use specialty cleaners made for those stains. We keep Safety Data Sheets for every product on our trucks, and we are happy to share them with you.
How We Protect Your Plants, Pets, and Property
Plants and Lawns
Plants absorb less cleaning solution when their leaves and roots are already full of water. That is why we soak plants and grass before we start, keep them wet during cleaning, and rinse them well at the end. For delicate gardens or prized plants, we add covers. Point out anything special during the estimate and we will plan around it.
Pets and Kids
We ask that pets and kids stay inside until surfaces are rinsed and dry. Most surfaces dry within an hour in Austin weather. We rinse runoff away from patios, play areas, and pet spots. If your dog needs to go out during the job, just let the crew know and we will pause and clear a safe path.
Pools, Ponds, and Fountains
We keep dirty runoff out of pools, ponds, and fountains. When we clean pool decks, we direct rinse water away from the water line and use lower pressure near coping and tile. If runoff reaches a pool, the amount is small and diluted, but we still tell you so you can check your chemistry.
Windows, Cars, and Outdoor Items
We move light patio furniture, grills, and planters away from the house and put them back when we finish. We rinse windows as we go so solution does not dry into spots. Cars should be parked on the street or away from overspray. If anything of yours is damaged during our work, our insurance covers it, and we handle the claim with you directly.
Crew Safety Standards
Protective Gear
Our crews wear safety glasses, chemical resistant gloves, and respirators when mixing and applying cleaning solutions. Non slip boots are required on every job. These rules protect our team and keep work moving safely around your home.
Ladder and Roof Safety
OSHA requires fall protection starting at four feet for general industry work and six feet for construction. Our crews use harnesses and roof anchors on every roof job. We never run a pressure washer from a ladder, because the kickback can throw a worker off balance. Most second story siding is cleaned from the ground with extension wands and soft wash equipment.
Equipment Checks
We inspect hoses, fittings, and pumps before every job. A burst hose or loose fitting can damage property and hurt someone. Worn parts are replaced before they fail, not after.
Water Use and Environmental Care
We use hoses with shut off nozzles so water only runs while we are cleaning. Before every job, we check the current stage on Austin Water's drought page and follow the rules for that stage. On commercial jobs, Austin City Code does not allow wash water with pollutants or cleaning compounds to go into storm drains unless it has been treated. Our commercial crews use water reclamation mats and a vacuum recovery system, then dispose of the wash water at an approved site.
Weather and Scheduling
Light rain usually does not stop soft washing or concrete cleaning, since we are using water anyway. Heavy rain, lightning, and strong wind do stop work, because wind carries overspray and storms make roofs unsafe. In summer, we start early and work in the shade so solutions do not dry too fast in the Austin heat. If weather cancels your job, we reschedule you at no charge.
